Historic city villa overlooking the Spree
Built in 1864, the villa is part of the historic “Bolle Meierei,” which once supplied all of Berlin with milk. Today, guests enjoy peace and open views along the water – overlooking the Spree, the riverside promenade, and passing boats. In summer, the spacious outdoor terrace invites you to relax. Inside, the elegance of the Wilhelminian era blends harmoniously with modern comfort and classic design.

There are four room categories to choose from: The six Executive Double Rooms feature tasteful walnut interiors paired with light fabrics and overlook the courtyard. The four Maritime Rooms stand out with mahogany and teak accents as well as a distinctive nautical flair. Located to the side, the three Salon Suites offer about 75 square meters of space, furnished with wenge wood and light, elegant fabrics. Spacious, light filled rooms with panoramic windows and direct views of the Spree make a stay in the six Water Suites truly special. The Maritime and Water Suites also include a separate WC and daily service with fresh fruit and mineral water. All rooms and suites come with a seating area, desk, modern bathroom with shower, air conditioning, complimentary high speed WiFi, TV, telephone, safe, and minibar.
Central location and quiet surroundings
The location in Berlin Mitte, right on the Spree River and close to the Kleiner Tiergarten, is exceptional. The government district is just steps away, and the Federal Ministry of the Interior is right next door. Cross the bridges over the Spree to reach Bellevue Palace. Within about a 30 minute walk, you can get to the Brandenburg Gate and the Unter den Linden boulevard. The main train station is only one S Bahn stop away, while Kurfürstendamm and Friedrichstraße are about 2.5 kilometers from the property. For those who want to explore Berlin from the water, the hotel offers an exclusive tour on its own yacht, for up to 20 people.

Breakfast is served as a buffet in the modern “Alte Meierei” restaurant in the main building. A regionally inspired selection of hot and cold dishes, along with certified organic products, ensures a delicious start to the day. CARL & SOPHIE Spree Restaurant opens for lunch and dinner and serves creative, contemporary interpretations.

In the main building, guests have access to a fitness area with views over Berlin, as well as a complimentary sauna and relaxation room. Bicycles can be rented for a fee to explore the city. Jogging and Nordic walking routes run along the Spree. Museums, historic landmarks, and the city’s vibrant cultural scene are all within easy reach.
Location & Access
The ABION Villa is located in Alt-Moabit, in a quiet, low-traffic area directly on the Spree River. The Turmstraße U Bahn station is just a few minutes’ walk away, and Bellevue S Bahn station is about 400 meters from the property, with several bus lines nearby. Thanks to its excellent transport connections, the hotel is ideal for both business and leisure travelers. Berlin’s main train station is only one stop away, and the former Tegel Airport was approximately 7 kilometers from the villa.

The villa offers two bright, modern meeting rooms equipped with air conditioning and multimedia technology. Additional event spaces of up to 453 square meters are available in the neighboring main building. For special business occasions or private celebrations, the villa can be exclusively booked upon request.
